My apartment at Bukit Beruang, walking distance to MMU is still up for rent. We decided to reduce the rent to RM650/month only. It is fully-furnished with A/C in each rooms, water heater, fridge, washing machine, tv, dining table, L-shape sofa, gas stove, study table, cupboards and beds. At RM650/mth, maintenance of all the electrical items will be of the tenants' responsibility and cost. We have to time to attend to your needs because my husband is busy with his business and I, with my 5 kids. So we reduced the rent by RM100/month, and let the tenants settle their own maintenance need. It is a saving of RM1,200/year if the tenants take good care of the electrical items. Tenant Needed Urgently
July is here and we still have not got any tenant for my apartment. Our business has slowed down too. If the sales continue to be low, not only we won't the cash to pay for our home loan but we won't have enough to cover our monthly expenses. :(
Someone came to see the apartment last Sunday. He told us that he will call to confirm but today is the 1st already and we still have not receive any news about it from him.

Student Apartment Near MMU for Rent
My apartment at BBU which is a walking distance to MMU, Melaka is up for rent again. The apartment is fully furnished but maintenance of each electrical item and furniture will be the responsibility of the tenant. With this, we are renting the apartment at a lower rate than the normal fully furnished apartment which is at RM750/month for a minimum tenancy of a year.

Apartment near MMU for Rent
My apartment is up for rent again. This time, we are going to rent it empty if possible. Of course the rental will be lower too. We are busy people you see and we have no time to go through the hassle of checking the electrical appliances when the tenant complaint that they are not working.
We also learned that we can have a change of tenancy when it comes to the electricity bill. Meaning we can change the name on the bill to the tenant's and when they did not pay their bill, TNB will go look after them, not us. I wonder whether that applies to foreigners.
There's 10 more days to go. Meantime, I wanna check out the siegel tradeshow booths. Need to find ways to promote hubby's business.

Student Apartment Cleaned for RM50 + RM10
We ended up not hiring the cleaning service company to clean our apartment coz it is not convenient for us to be there till they finished cleaning. If we are not there, I am sure they will delay their work and charge us for the extra hours.
Hubby managed to get one of his customers to do the cleaning for us for RM50 and RM10 of internet usage. He did a very good job cleaning the apartment all by himself! We do not have to be there to monitor him.

Apartment Rented To MMU Student
Praise The Lord! One burden lifted up. Hubby's apartment is finally rented to MMU student starting this month. This time we rented it to our local girls. All of them are taking the law course in MMU. I really hope they won't give us any problem like previous tenants.

Once Bitten, Twice Shy
We still have not here any news from the tenant that left us with more than 1k of utility bills, stole our bed frames, stole our curtain, repainted one of the rooms and spoiled the gas stove. He is supposed to pay at least half of the utility bill by beginning of this month. If he did not do so, hubby threaten to make a police report against him even though we know nothing much can the police do unless we sue him in court. Anyway, I just buzz hubby to ask his ex-tenant about the payment. Hoping to get some positive answer from him even though the possibility is almost nil.
At the same time, praise God that we have a few students calling hubby inquiring about the apartment. You see, the new semester starts this June so students have started looking for apartment to rent. We hope that they will start shifting in in May so that we will only “loose” one month rental that is for the month of April.
Tomorrow there will some Malay girls wanting to see the apartment. We kind of reluctant to rent to Malays because we have bad experience with this race before. It is very difficult to collect rental from them. They will keep on dragging week after week. I wonder how the Collection Agency handle this type of people.
Anyway, we will still entertain them and decide later.

Apartment Rented for A Day
I am soooo happy that hubby's apartment will be rented for a night today. With the RM100 we can use to pay half of the water bill which we have yet to pay.
So tomorrow, I mean today, we will be going to clean the apartment again. Make it squeaky clean for our return customers. Yes! They stayed in hubby's apartment before. We even gave them discount of RM50 because both of our double decker bed frames was not in the apartment! Not only the tenant did not pay this month's rental and 3 months of utility bills, our bed frames are gone too.
Need to buy 2 more bed frames soon. I think we need to buy the wooden ones, harder to dismantle compared to metal frames.

Hubby's Tenant Left with More than RM1k of Utility Bills
Dah lar this month gua very tight financially. Baby is coming real soon = more money needed. Hubby's tenant breached the tenancy agreement and left the apt after only 4 months staying there. That is not a big issue. The problem now is, they left with 3 months of unpaid utility bills that came up to more than RM1k; electricity RM700++, water RM200++ and Streamyx RM300++. That is the amount that we need to pay NOW. For the rest of the year, we need to pay RM110 for the Streamyx package that they subscribed because the package is for a minimum of 1 year!
I wonder why TNB did not cut the power supply at hubby's apartment after a month of late payment. They did this to my apartment though. Grrrrr...if they do their work efficiently, we won't have to bear so much lost.
When asked to pay for all these, he (only one out of 3 tenants came to see us) just told us that he has no money. That's it. He told us the other 2 refused to pay their portion; he can't do much about it. You tell me, what can we do? The deposit with us is not enough to cover for all these.
Make police report? Take legal action? Do you think the law can help arh? They are foreign student.
I gave up. I told hubby to put both of our apartments for sale. No property also nevermind. No worries and no unnecessary extra expenses since we hardly have extra to spend.

Rental Collected
Finally, after a month of waiting we finally collected our first rental from our tenant. We have to personally collect the rental because the tenant informed hubby that he can't bank in into hubby's bank account. When we were there, we found out that he tried to bank in the rental to CIMB! Of course cannot because hubby's bank is in MBB. Duh! Should engage the Collection Agency eh. Save the headaches and our precious time.
Before we went there, hubby was telling me to be prepared to hear complaints from them but thank God there isn't any except wondering why their electricity bills is so high. In half a month, their bill is RM129. I told them it is due to the air-conditioner but they said they only switch them on at night. I even told them that no one stays in the apartment a month before them but they do not want to believe us and ask for the previous months bill.
If they do their math then they will know. One hour of air-cond is about RM1 x 8 hours every night x 3 rooms = RM24 per day. Multiply that by 15 days; that will be equivalent to RM360! And their bill is only RM129.
So we told them to wait till next month bill and see the difference.

Apartment Rented - 80%
I felt a huge burden lifted up from my shoulder. Now I can concentrate on my pregnancy, my children's education and saving for the coming baby with whatever income God blesses me through blogging.
Hubby's apartment is finally rented yesterday. But I don't put much hope until they pay the deposit in full and there are 3 of them staying in the apartment. As for now, they paid half of the deposit and another half next month. One of their friends didn't want to stay with them; so they are looking for another one roommate.
The rent will be a huge amount of only 2 of them sharing. I pray that they will get that roommate ASAP. Only them I can be assured that they will stay for one year.

No Deal
The students came, look around, asked whether he can change the queen size bed that we provided. Sure! As long as you don't ask us to pay for it. Unfortunately, he is expecting all rooms to have air-conditioner.
So I reminded hubby, if anyone call about the apartment again, ask them what do they expect to have in the apartment. Don't want to waste time driving all the way there (20 minutes) and they take a look and decided not to rent because we do not have this or that.
I guess this kinda stress burns my fat faster than Leptorexin! =)

Please Let The Deal Close
Two students wanted to see hubby's apartment tomorrow. I really hope and pray that the deal will close tomorrow itself so that we can have financial freedom for at least a year and we can start saving again.
Our savings in Singapore account is almost gone. Savings in local bank are for the coming baby. If still no tenant, looks like we won't have any savings at all by the time No. 4 comes into this world.

Homestay in Bukit Rambai, Melaka
Well, yesterday we met a potential tenant for our apartment. High possibility that they will rent the apartment; we will know by today.
Once that apartment is rented, I have no more Holiday Apartment to rent. But for those bloggers that plans to find a cheap place to stay when visiting Melaka, I have another option for you.
Stay at my kampung house! We have extra rooms to rent out. Fully furnished! If you wanna try Nyonya food, please inform me in advance. =)
The price, we have yet to decide. Won't be more than RM100 per night. =)

Apartment Rented but Need More Money To Spend
My apartment is finally rented but we need to spend a lot to get the apartment ready before the tenant move in this Nov 1, 2008.
The tenant wants a water heater and a new sink. Don’t ask me why they need a new sink. I can’t comprehend that either! Hubby can’t comprehend that either but because they really wanted it and hubby wants the deal to be made, he just agreed with it. Maybe it is because the student’s parent was there that he wants it replaced, just to please the parents. I think it has something to do with their culture or something like that that I may not understand. Whatever it is, it is better to come out just a little extra than waiting for another month without any tenant.
Besides that hubby also discovered that the ceiling fan and refrigerator are not working. One of the air-cond needs to be repaired too. Now we have to find ways to come out the extras. Our savings are low now that I stopped working. One option is to use their deposit money to spend for all the above. Either that or apply for average credit card with instant approval coz we need the cash really urgently.

Desperate for Money
I spoke too soon about my apartment rental. It is now down to RM600 a month and I need to provide curtain for the main door 8’x10’, 3 window curtains, rubbish bin, bucket for their children to bathe and new water tab. Earlier they asked for a water heater, a TV and free broadband! Do you think that they are asking too much?
If they are paying like RM800 a month, I wouldn’t mind providing all those. Even though I do not have cash in hand right now but with my good credit history, I know I can get the instant credit offers if I were to apply for one.
I was pressured because he called our neighbour who is also looking for a tenant. This tenant of mine told them how much they are paying for mine and for someone who is desperate to get their apartment rented too will definitely offer a lower price. I was kinda pissed off and told the tenant that if he were to tell them that he is getting mine at RM500, they will definitely offer him RM50 lower.
I just wanna get the deal done with and agreed with his “demands”. I am desperate too. Furthermore I know he won’t be renting my apartment for long due to his vocation. As long as I do not need to pay the whole lump sum of the home loan all by myself, I am happy.
I got free window curtains from my mom’s; she changes curtains every year. The rubbish bin and the bucket, I have a few of them in my other apartment; left by the students. And my mom volunteered to sew for me the door curtain and that save me a lot of money. The ready made curtain would easily cost me RM200-RM300. I bought the curtain cloth at Kamdar, it cost me less than RM50. I save RM150!!!
Apart from that, I gave them some value added services like bringing them grocery shopping at Jaya Jusco just now because they do not have vehicle and have no family and friends around, offered them to find out the whereabouts of Bank Islam and they asked my favor to recommend them on buying good and cheap used car. I also offered my children’s toy for their girls.
I hope they will appreciate all those and stay put in my apartment. I doubt other landlord would do the same because they do not have the free time like I do.

BBU Apartment Rented
Halleluyah!
BBU Apartment is rented for only RM650 a month. Not much but at least I don't have to top up so much for my home loan.
It is rented to a Jordanian family with 2 beautiful girls; 3yo and 2yo. They are here to work and study.
Unfortunately they are unsure how long will they be staying in Melaka because their HQ is in KL. They were in JB for 6 mths, then KL 3 mths and now Melaka.
They told us that their teaching contract is minimum 1 year. We pray that they will stay put in Melaka for that whole 1 year.

Paying Maintenance Fee for What???
The lift stinks. Even the button dropped in. The moment the lift door open, the rubbish smell pokes your nostril. They take away the rubbish but left the stinking water from the rubbish bag on the floor. Hoping that the sun will dry it up???
The entrance gate is not functioning. I don't see any guard at the guard house. Neighbour told me that recently there was a theft there!
The place looks very run down and many apartments there are for sale. I heard even at RM50k no one wants to buy. I bought it at RM96k! =(
I just hope the student from hubby's apartment willing to shift to my apartment (mine cheaper rental) coz they have problem paying the deposit and monthly rental for hubby's apartment. Just stayed for a month plus, got payment problem already!
