Rented Apartment fetches Higher Value

Yesterday, hubby received a phone call from a prospective buyer of my apartment at BBU. This time, he was kind of reluctant to sell the apartment. After thinking through it, we realised that for the past 8 years, since the day we bought the apartment, God never fail us in helping to get tenants for that apartment. So, it is worth to keep the apartment. We will still sell it if there is a buyer who wants to buy it at the price we requested.

Apartment near MMU, Melaka For Sale

We are selling our student apartment which is a walking distance to MMU, Melaka. It is located at Bukit Beruang; Bukit Beruang Utama.

The apartment has been standing since 2004. The same year we bought it. We have been renting it out to MMU students since then. At present, it is still rented out to MMU students at RM700.00 per month.

The build up area is about 900sqft. It comes with 3 bedrooms and 2 bathrooms. It is fully furnished with air-cond in every bedrooms.

The reason we are selling the apartment even though it is rented because we need the cash to clear our other debts. We are selling our BBU Apartment at RM150K.

Tenant's Electricity Bills Not Paid

This time, my tenant left with RM1.2k electricity bills not paid! More than enough to buy 10 golf cufflinks. It should be lesser than that but hubby was kind enough to let the tenant stay for another month and yet another month believing his promises that a new roommate is coming in soon and he can get the money from him to pay the electricity bills. At last when the electricity bill gone over 1k, he told us that the so-called new roommate cheated him. Do you believe that? I don't!

He moved out of my apartment because we cut the electricity supply and now we are looking for new tenant. No more Arabs if possible.

Again, another tenant kicked out

When oh when are we going to get good tenant that pays their bills and rent every month. We have given the tenant notice to move out from my apartment by end of this month if they still fail to pay the full amount of the outstanding electricity bill of RM1k and the monthly rental. Thank God we cut their electric supply last month, if not we will surely have to come out our own money to pay the electricity bill again like previous tenant.

We went to the apartment yesterday to check it out coz the tenant did not reply our sms when we told them to move out. No one was in the apartment but they are still staying there coz all their belongings are still there but the place was in a mess. I think they live along side with the rats and cockroaches! I think people who live in the streets have cleaner place to lay their head.

We are praying for a good tenant next.

Electricity Paid But Not In Full

My tenant paid the electricity bill today but not in full; only 1/3 of the outstanding amount. He told hubby that he has not enough money to pay the full amount. We are not going to connect the electric supply then. He finds it weird that the bill amount is so high. Well, there is nothing weird about the electricity bill. If you on 3 units of air-cond 24/7; of course the bill will be very high.

Electricity Bill Not Paid Again!

My current tenant have not pay 3 months of electricity bill amount RM1600++. When called he told hubby that he has no money and he will pay by the 18th the 2 months outstanding. He paid his rental though. Since 18th is on Friday, we waited till Monday to check online whether he has paid or not. Monday came and no sign of payment. I called the management to cut their electricity supply. Surprisingly neither hubby nor the management receive any call from them asking about the electricity supply. On Tuesday, I check the bill online and the amount has increased to RM1600 due to current bill that has just been updated on that day.

We still have not receive any call from them or payment being made to TNB. Hubby has sent sms to them to pay or leave the apartment by this weekend.

I hope their deposit amount is enough to cover for the outstanding bills. If not, I need to write more hydroxycut reviews to get the extra cash to pay for the bills again!

Poorer by 2.6k

We are poorer by MYR2.6k for something that we did not use. We were slapped with unpaid electricity and water bills amounting to that amount by my tenant. He left the apartment without informing us and when we went to check the apartment, we found the huge outstanding bills. We tried contacting him but to no avail so we confiscated whatever was left in my apartment. He have not clear the apartment 100% thinking that we would not come to look for him since he was only late a few days to pay for the monthly rental. Due to this, we have to cancel our holiday plans. :( Hope that we would be able to sell some of his belongings to get back some of our cash.

Cleaning Services

The tenants for my apartment have left. We hope to get new tenants as soon as possible. Since it is already November, we have to fork out our own money to pay for the home loan this month and prayerfully, we will get tenants by end of this month and starting December my home loan will be paid by my tenants. :)

This time, we have no time to clean the apartment by ourselves like what we did before each time our tenants left the apartments. Hubby is stuck in his shop the whole day and the only day off is Sunday, the day he wants to rest.

Thank God he managed to find an affordable cleaning service company. They are charging RM10 an hour/person, RM10 for washing liquid and RM10 for transport. They are giving us 2 foreign workers to do the cleaning; a Myanmar and a Sri Lankan. Looking at the condition of our apartment, they would be able to clean it up within 2 hours so we would be spending RM60. That's worth to pay for a Sunday's rest.

Hubby's Tenant Left with More than RM1k of Utility Bills

Dah lar this month gua very tight financially. Baby is coming real soon = more money needed. Hubby's tenant breached the tenancy agreement and left the apt after only 4 months staying there. That is not a big issue. The problem now is, they left with 3 months of unpaid utility bills that came up to more than RM1k; electricity RM700++, water RM200++ and Streamyx RM300++. That is the amount that we need to pay NOW. For the rest of the year, we need to pay RM110 for the Streamyx package that they subscribed because the package is for a minimum of 1 year!

I wonder why TNB did not cut the power supply at hubby's apartment after a month of late payment. They did this to my apartment though. Grrrrr...if they do their work efficiently, we won't have to bear so much lost.

When asked to pay for all these, he (only one out of 3 tenants came to see us) just told us that he has no money. That's it. He told us the other 2 refused to pay their portion; he can't do much about it. You tell me, what can we do? The deposit with us is not enough to cover for all these.

Make police report? Take legal action? Do you think the law can help arh? They are foreign student.

I gave up. I told hubby to put both of our apartments for sale. No property also nevermind. No worries and no unnecessary extra expenses since we hardly have extra to spend.

Thank God for Tenants!

Right after church, hubby check his cellphone and saw there is one miss call. It was from my tenant. Hubby called and he wanted to see hubby today itself at the apartment and do not want to tell hubby what was it on the phone.

That got us worried because he did mention that he is staying with a friend in another apartment and did threaten to move out if the electricity bill is still very high (another story all together).

I prayed hard on the way to the apartment just now, asking God to keep our tenants.

Well, one tenant is moving out; and the other 2 (brothers) is staying and wanted us to change the tenancy agreement into their names. That's all.

What a relief!
